Golf Course Road belt prices climb sharply as Gurugram's luxury corridor sees record demand.
Register InterestGurugram's Golf Course Road and its extension are logging some of the sharpest price gains in India's residential market this year, and the numbers tell a clear story of a corridor moving from established address to premium wealth-creation zone. On Golf Course Road itself, one of the city's oldest luxury addresses, the area currently averages ₹27,000 per sq ft, with a year-on-year appreciation of 12.5%, while the 6-year CAGR stands at 13.0%, indicating strong long-term growth potential.
The extension of the belt is moving even faster. MagicBricks put the average residential price around Rs 18,887 per sq ft in Q1 2026, with premium projects going past Rs 22,800, while Sobha's own market data shows a steeper jump, from roughly Rs 24,855 per sq ft in 2024 to nearly Rs 37,899 in 2025 for the higher end of the market. Either way, the direction is the same: prices have moved up fast, and rental yields sit somewhere between 3 and 4.7 percent depending on the project. Over a longer window, property prices along this 8.5 km stretch connecting Golf Course Road to Sohna Road are up roughly 130 percent over the last five years, with sectors 63A, 65, 66, and 67 drawing the most HNI and NRI interest right now.
Zooming out to the city level, Gurugram continues to outpace much of the NCR. Delhi NCR recorded exceptional 64% year-on-year growth with 13,631 units launched in Q1 2026, and together with Bengaluru, these two cities accounted for 45% of total Q1 2026 launches nationally. The regulatory pipeline backs this up at the city level too: during the first half of 2026, Gurugram's real estate regulator approved projects worth nearly ₹37,800 crore, reflecting growing confidence of developers, investors, and homebuyers alike. Nationally, buyer appetite has also shifted decisively toward higher ticket sizes — apartments priced under INR 10 million dropped by approximately 24% compared to Q1 2025, while the housing segment priced at INR 10 million and above saw exceptional growth of about 30%, with the premium segment now accounting for 71% of total sales, up from 59% a year earlier.
M3M's own portfolio reflects this premiumisation trend along the belt. The developer's Antalya Hills project in Sector 79 — part of the wider Golf Course Extension micro-market — has just crossed a major delivery milestone. M3M India is handing over nearly 1,000 homes at its luxury low-rise residential project, with around 100 families expected to move in during the initial phase. The capital appreciation on this single project underlines how fast the corridor has moved: the project has delivered strong capital appreciation for early buyers since its launch in 2023, with launch prices of around ₹8,950-9,000 per sq ft now commanding approximately ₹14,500-14,950 per sq ft — an appreciation of nearly 40-50 per cent in just over three years.
Elsewhere on Gurugram's growth map, M3M has also posted rapid sell-outs at scale. M3M India's Gurgaon International City Phase 1 sold out ₹2,000 Cr worth of inventory in 3 days, signaling strong demand for integrated living formats. Backing this pace of sales, the group has committed fresh capital to execution: M3M is set to deploy ₹14,500 crore for a 45 million sq ft portfolio in Gurgaon, a move analysts view as a structural confidence signal for the wider market rather than an immediate price trigger.
Infrastructure remains the backbone of this belt's pricing power. The Rapid Metro station at Sector 55-56 already serves the locale, while the proposed metro extension from Sector 56 to Vatika Chowk will further improve travel, and road capacity upgrades are compounding the effect: the ₹755cr SPR elevated corridor from Vatika Chowk to NH48 has moved into the tender stage, alongside an SPR revamp that includes a 12km elevated corridor from Ghata Chowk to NH48.
For homebuyers weighing entry points, most market watchers point in one direction. Industry analysts advise buying in Gurgaon's established or rapidly developing sectors now, as prices in prime locations are unlikely to correct and waiting typically results in paying a higher entry price. With the Golf Course Road belt already built out and new-build inventory scarce, and its extension still absorbing fresh premium launches from names like M3M, DLF, and Sobha, the corridor is likely to stay among the most closely tracked micro-markets in Gurugram through 2026 and beyond.
