Register InterestThe nearly 56 km Jammu Ring Road, from Raya Morh to Jagti, near IIM in Nagrota, connecting National Highway 44, is the city's single biggest infrastructure event in years. The remaining tunnel is expected to be completed by August or September 2026. Once commissioned, officials expect a 60–65 per cent reduction in traffic volume on Jammu city roads.
The airport, located on the Satwari to Miran Sahib road, has a terminal spanning 14,500 square metres, accommodating only 540 passengers each in the departure and arrival lounges during peak hours, and can host three Airbus aircraft and one ATR at a time. Over 100 acres of land has been identified for the expansion of the Jammu airport, and the Deputy Commissioner has been asked to demarcate the land and handover the same to airport authorities so that work can begin. Airport expansion is expected to unlock commercial and residential demand across surrounding localities.
The 670-km Delhi–Amritsar–Katra Greenfield Expressway, being developed at an estimated cost of ₹41,000 crore, will substantially enhance pilgrimage, tourism, and regional connectivity, with the J&K stretch targeted for August 2027. The expressway will be constructed from Delhi to Katra via Kunjwani and Satwari Chowk to Bhagwati Nagar Fourth Bridge to link it with the Jammu Akhnoor road project.
The ring road, airport expansion and Delhi-Katra expressway are all landing between 2026 and 2027-28, which typically pushes up demand in the localities they touch — Sidhra, Bathindi, and the Nagrota-Jagti belt in particular. Sidhra and Bathindi are the fastest-appreciating pockets right now, as both sit close to the National Highway and are directly in the catchment of the ring road and airport-linked traffic redirection.
Market dynamics are shifting. The single biggest reason to watch Jammu right now is the infrastructure pipeline, most of which is scheduled to land between late 2026 and 2027-28. Nothing comparable has happened to this city's connectivity in decades. Compared to fixed deposits (currently around 6.5-7% annually) or gold, real estate in Jammu offers modest but steadier appreciation combined with usable rental income, particularly near the airport, AIIMS and the upcoming ring road corridor. Infrastructure-linked investment patterns show that localities directly served by expressways and ring roads typically see steady absorption and value appreciation over the medium to long term.
