Located in Uttar Pradesh's Gautam Buddh Nagar district, the airport was inaugurated by Prime Minister Narendra Modi on March 28, and commenced commercial operations with IndiGo becoming the first airline to operate from the facility. The inaugural flight arrived from Lucknow, followed by the airport's first outbound service to Bengaluru. By July, the network was widening further, with additional domestic routes being added to the schedule.
For the Noida Expressway corridor specifically, the price movement over the last five years has already been sharp. Average housing prices on the Noida Expressway rose to ₹8,400 per sq ft, up from ₹5,075 per sq ft — a 66% surge in five years, while 2 BHK average rates climbed to approximately ₹7,900 per sq ft from ₹4,800. On the wider Yamuna Expressway corridor that the airport anchors, the numbers are even steeper: real estate prices have increased by nearly 3x for apartments and around 1.5x for plots over the past five years, with certain micro-markets recording growth as high as 5x.
Market forecasts suggest this is not a one-time bump. Citing increased infrastructure activity, enhanced livability, and employment opportunities, a Square Yards report forecasts prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years. Post-operations estimates from other consultancies are broadly aligned: with flights taking off from the newly operational Jewar Airport, real estate experts are betting on a sustained upcycle in Noida and Greater Noida, with property values around the airport potentially climbing 15-20% annually.
Connectivity is the core driver behind this pricing story. The airport sits at the intersection of the Yamuna Expressway, the Eastern Peripheral Expressway and the Delhi-Mumbai Link Expressway, with metro connectivity, the NAMO Bharat Rail network and proximity to the proposed Film City further strengthening its multimodal accessibility profile — extending reach to Delhi, Faridabad and Gurugram. For investors and end users, this convergence of air, road and rail connectivity is rare and deeply compelling. On the Noida Expressway itself, metro infrastructure is also expanding: the UP Cabinet approved a 17.435 km extension of the Noida Metro Aqua Line, adding 11 new stations connecting Sector 51 in Noida to Knowledge Park V in Greater Noida, at a cost of ₹2,991.60 crore, including a key interchange at Sector 61 linking the Aqua Line directly to the Delhi Metro Blue Line.
Developers active on the ground echo this optimism while flagging a shift in the nature of demand. Yash Garg, Director of M3M Noida, notes that the Jewar Airport inauguration on 28 March 2026 marks the start of a new chapter for the real estate sector, adding that housing appreciation discussions have intensified, with prices expected to see a major boom in luxury and high-end projects — villas, luxury apartments and premium townships — as the area sees healthy demand from both end users and investors targeting long-term prospects. Ashish Agarwal, Director at AU Real Estate, frames the shift in market character directly: Noida, once the hub of affordable housing, is now set to become a new hub for premium and luxury housing projects, with prices speculated to rise by 20 to 30 per cent, though the real momentum begins once the airport is fully functional.
The commercial and office segment is seeing a parallel uplift. According to property consultancy Colliers India, Noida is expected to record annual office leasing of 2-3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. This is significant for the Noida Expressway belt, which houses several IT and corporate campuses feeding rental and resale demand for nearby residential projects.
Not every voice in the market expects unchecked price growth, and industry leaders are pushing back against fears of a correction. Gaurav K Singh, Founder and Chairman of Womeki Group, argues that predictions of a broad-based decline in real estate prices due to the operationalisation of Jewar Airport are not supported by market fundamentals, since major infrastructure assets such as international airports typically act as economic growth engines that attract industries, logistics hubs, commercial investments and residential demand — and the airport has already accelerated infrastructure development across the Yamuna Expressway region. For homebuyers evaluating the Noida Expressway today, the practical takeaway is that price appreciation is now backed by an operating airport, expanding metro lines, and rising office absorption — not just announcements. Buyers should still verify RERA registration, construction stage, and builder track record before committing, since not every project in the corridor will benefit equally from the airport-driven demand wave.
