Noida International Airport has moved from blueprint to reality. Industry experts said the inauguration of Noida International Airport is set to become a major driver of infrastructure and real estate growth in the National Capital Region, with the airport, inaugurated by Narendra Modi at Jewar in Uttar Pradesh, expected to reshape the region's economic landscape. Within months, the shift from ceremony to operations became visible on the ground, and with it, a measurable change in how buyers and developers view the Yamuna Expressway belt.

Commercial flights began soon after. Noida International Airport in Jewar officially launched its first commercial flight operations, with IndiGo making history as the first airline to operate from the new facility, its inaugural flight arriving from Lucknow. By July 2026, the airport plans to connect 16 cities across 11 states, including destinations such as Navi Mumbai, Srinagar, Jodhpur, Dehradun, Bareilly, and Kishangarh. This expanding network is precisely the kind of connectivity that real estate corridors are typically built around, and NCR's eastern belt is now positioned to absorb that demand.

The price story predates the airport's opening but is accelerating because of it. Property prices have already surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025, according to an Anarock report. Looking ahead, a recent report forecasts prices to rise further by 28% and 22% for plots and apartments, respectively, over the next two years, citing rising infrastructure activity, enhanced livability, and employment opportunities. Developers active in the region are reading this as validation of a corridor that was, until recently, considered speculative.

“Jewar Airport inauguration on 28 March 2026 will be a new chapter of history in the real estate sector,” says Yash Garg, Director of M3M Noida. Presently, Noida is turning out to be the most connected region in NCR, with the Yamuna Expressway, Eastern Peripheral Expressway, Metro connectivity, Namo Bharat Rail connectivity, and now a global airport connection changing the equation, as Noida transitions from a hub of affordable housing to premium and luxury housing. Anshuman Magazine of CBRE Group echoes this view: “The Jewar Airport is a landmark infrastructure project, not just for the NCR but for India's broader economic geography.”

Infrastructure is catching up to the ambition. The Ghaziabad–Jewar Regional Rapid Transit System corridor remains a priority project, planned to connect Ghaziabad with Greater Noida and the Noida International Airport, which is expected to significantly reduce travel time for daily commuters and airport passengers. Separately, the Yamuna Expressway Industrial Development Authority is preparing two metro lines, one offering exclusive connectivity between Greater Noida and Jewar Airport, and the other linking residential and rural areas along the expressway. On the road side, a new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport.

The commercial spillover is arguably the more durable signal for homebuyers. Property consultancies project record annual office leasing of 2 to 3 million square feet from 2026 onwards in the airport-influence zone, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. Jobs follow offices, and housing demand follows jobs — which is why land parcels are already being priced for that future. Plots near Jewar Airport as of June 2026 range from Rs 13,500 to Rs 55,000 per square metre, a wide band that reflects both proximity and approval status.

Buyer behaviour is also shifting. The market is no longer driven purely by early investors; there is increasing participation from end-users and long-term stakeholders, with new residential formats such as low-rise projects and integrated townships gaining traction as industries and institutions begin to operationalise. Affordability continues to be a strong advantage for the Yamuna Expressway when compared to established micro-markets, which is drawing both first-time buyers and investors who missed the early Noida-Greater Noida rally.

For developers with land banks along this belt, the timing lines up with product launches. With proximity to Yamuna Expressway, Noida Expressway, and the Jewar International Airport, M3M's Noida portfolio is positioned around seamless travel and future growth opportunities, including proximity to IT hubs and metro access.
