Jewar Airport takes flight, turning Yamuna Expressway into NCR's next high-growth realty corridor.

Prime Minister Narendra Modi inaugurated the first phase of Noida International Airport at Jewar in Gautam Buddha Nagar district in March 2026, and on June 15th, 2026, Jewar Airport became operational with the landing of the first commercial flight. IndiGo has emerged as the lead carrier at the new hub, alongside Akasa Air and Air India Express as early operators on the route network.
The scale of the project explains why developers and buyers along the expressway are paying close attention. The Noida International Airport is a massive greenfield project spread over 5,000 hectares with an estimated cost of ₹30,000 crore, and once fully operational, it is expected to handle up to 225 million passengers annually, making it one of Asia's largest aviation hubs. Phase 1 alone represents a serious outlay: the airport has been developed at a total investment of around ₹11,200 crore, and it is expected to benefit various districts of Western UP, including Agra, Mathura, Aligarh, Ghaziabad, Etawah, and Faridabad, marking a significant milestone for the region.
The price data confirms what brokers on the ground have been reporting for months. According to Square Yards' "Runway to Realty" report, apartment prices have nearly tripled between 2020 and 2025, while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Plotted development pricing tells a similar story: average plot prices have surged from around ₹1,100 per sq ft in 2020 to nearly ₹3,000 per sq ft by 2025, with some airport-adjacent zones climbing even further.
Sunita Mishra, Vice-President of Research & Insights at Square Yards, frames the shift as a change in market perception rather than pure speculation. "Before construction accelerated on the Jewar airport project, Noida's real estate market lagged behind other NCR markets due to delays and developer challenges," she said, adding that with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception, and developers are actively launching projects in high-impact zones to capitalise on the opportunity.
Connectivity is central to the corridor's appeal. The airport sits directly off the signal-free Yamuna Expressway, and it is roughly 70 km from central Noida (Sector 18), with the signal-free Yamuna Expressway keeping travel time to a consistent 45-55 minutes even during peak hours. Commercial vehicle infrastructure has also been fast-tracked, with YIAPL signing an exclusive deal with Mahindra Logistics Mobility in February 2026 to deploy 1,200 e-taxis at the airport 24x7 from launch, the largest single-deployment EV fleet at any Indian airport.
Capacity growth is planned in stages rather than a single leap. Phase 1 capacity is 12 MPPA, scaling to 70 MPPA by 2040, which means demand for housing, logistics parks and hospitality along the expressway is expected to build progressively rather than peak immediately. Analysts covering the corridor caution that near-term price gains are largely sentiment-driven: the launch of Jewar Airport marks a structural shift for NCR's real estate, turning the Yamuna Expressway into a high-growth corridor, but while price appreciation is already underway, the real impact will unfold through jobs, infrastructure, and commercial activity.
For homebuyers evaluating the corridor today, the practical takeaway is that the airport has moved from a planning-stage catalyst to an operating asset, which typically marks the point where end-user demand starts catching up with early investor pricing. Sectors closest to the airport interchange, along with established micro-markets further up the expressway toward Greater Noida, remain the segments to track as commercial flight schedules expand through 2026 and 2027.
