₹7,200 crore for construction, ₹2,500 crore for new land acquisition this year.
Register InterestGurugram-based developer M3M Group has announced a fresh capital deployment plan of roughly ₹10,000 crore for FY27, split between construction execution and new land buys. The group — comprising M3M India and Smartworld Developers — will invest ₹7,200 crore in construction activities during FY27, and another ₹2,500 crore this financial year in land acquisition. The announcement was made by group promoter Pankaj Bansal while addressing reporters.
This land acquisition budget builds on a move already made. The company has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore. Bansal indicated this appetite for land isn't slowing down: the group is actively acquiring land parcels to expand its business, and will continue to acquire land, including participating in upcoming land auctions in Noida.
On the construction side, the scale of ongoing work is already significant. Bansal said the group is focusing on project delivery, with more than 30 million square feet currently under construction across various projects. The ₹7,200 crore construction outlay for FY27 is meant to accelerate delivery timelines across this pipeline rather than fund fresh launches alone.
Importantly for buyers concerned about developer leverage, M3M says this expansion isn't debt-fuelled. Bansal said the company would fund all investments through internal accruals, adding that the M3M Group has zero debt. This financial discipline has been a recurring theme in the group's recent communications, with credit assessments noting minimal reliance on long-term borrowings.
Beyond capital deployment, the announcement carries forward the group's branded-residences strategy. In January this year, M3M Group partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR with a total investment of ₹3,500 crore, following an October tie-up with Jacob & Co for a project in Noida. Bansal framed this positioning clearly: "We want to bring the high-net-worth luxury market, where individuals were investing in foreign markets for a high quality of life, back to India."
Demand data appears to back this branded push. The M3M Group has already seen 20 per cent participation from non-resident Indians in its branded projects, and the group wants branded residences to account for at least 50 per cent of its portfolio, up from the current 30 per cent. For NRI buyers scanning Gurugram's luxury segment, this signals more Elie Saab and Jacob & Co-style tie-ups are likely on the way.
On the pipeline for regular homebuyers, there's concrete news too. The group will launch two new residential projects in Gurugram this year, one of which could be a retirement housing project. A retirement-focused launch would be a first for M3M and could open a new category in Gurugram's largely family- and investor-driven housing market.
On corporate structure questions, Bansal closed the door on near-term listing plans. Responding to a question on plans to launch an initial public offering for M3M and Smartworld, Bansal said the company had no such plans in the short to medium term. For homebuyers, the FY27 numbers matter less as headline figures and more as a signal: continued land banking near Gurugram and Noida, faster construction cash flow behind 30+ msf of live projects, and an accelerating shift toward globally-branded luxury addresses.
