Gurugram-based M3M Group has announced plans to invest around Rs 10,000 crore in FY27 towards construction and land acquisition, marking one of the largest single-year capital commitments by a privately held developer in the National Capital Region. The announcement was made by group promoter Pankaj Bansal, who confirmed the company is prioritising project delivery over new launches for the year ahead. According to Bansal, "We are focusing on project delivery. At present, more than 30 million square feet (msf) is under construction across various projects."

Of the total outlay, the group — comprising M3M India and Smartworld Developers — will invest ₹7,200 crore in construction activities during FY27, and another ₹2,500 crore this financial year in land acquisition. The company has already been active on the ground: the group is actively acquiring land parcels to expand its business, and has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore.

The FY27 roadmap builds on a much larger balance sheet story. Through its two platforms, the Bansal Family has built one of India's largest privately held real estate development businesses, with a Gross Development Value (GDV) of over Rs 1,28,731 crore and a fully paid land bank of more than 3,000 acres across the NCR. Notably, the family has utilised only about 26% of its land bank so far, creating substantial visibility for future development and long-term value creation. On the land-acquisition side specifically, M3M India, the Gurugram-headquartered luxury real estate developer, has earmarked ₹2,500 crore for fresh land acquisition in the current financial year, with Noida named as a priority market, and the company confirming it will bid in upcoming Noida Authority land auctions. This positions M3M against established Noida players at a time when land parcels along the Noida-Greater Noida Expressway and near the upcoming Jewar airport are becoming scarcer and more contested.

On the product side, branded and ultra-luxury residences continue to anchor the group's growth strategy. In January this year, M3M Group partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR with a total investment of ₹3,500 crore, following an earlier tie-up where in October last year, it partnered with Jacob & Co, a global luxury brand, for a project in Noida. Bansal explained the rationale: "We want to bring the high-net-worth luxury market, where individuals were investing in foreign markets for a high quality of life, back to India." He also noted that the M3M Group had already seen 20 per cent participation from non-resident Indians (NRIs) in its branded projects, and the group wants branded residences to account for at least 50 per cent of its portfolio, up from the current 30 per cent.

On the delivery track record, the group claims a strong execution history in the NCR market, having recorded the highest residential delivery volume in the NCR for the last three consecutive years, reinforcing its reputation for timely execution, quality, and customer trust. That focus has translated into sales momentum too, with the group emerging as India's top five largest real estate developer by FY26 pre-sales, recording nearly US$1.8 billion in sales from a single market, outperforming several larger listed pan-India peers, while remaining strategically concentrated on the NCR rather than expanding pan-India.

For homebuyers, the FY27 announcement carries a few practical signals. First, an accelerated construction spend of Rs 7,200 crore suggests faster handovers across the more than 30 msf currently under development, which should reassure buyers of under-construction M3M units concerned about delivery timelines. Second, the Rs 2,500 crore land acquisition budget — funded entirely through internal accruals with the group carrying zero debt — indicates M3M intends to keep launching new projects in both Gurugram and Noida over the next 12-24 months, though it also means fresh land parcels in prime micro-markets could get costlier as competition for scarce plots intensifies.
