M3M is building luxury and ultra-luxury projects across Sector 94 (The Cullinan), Sector 72 (The Line) and Sector 97 (Jacob & Co Residences), all within the Billionaires' Corridor belt. The strategy is deliberate rather than opportunistic: the Billionaires' Corridor along the Noida Expressway has become the address of choice for large-ticket luxury launches from multiple developers, and M3M's decision to anchor three separate projects in this stretch signals a deliberate bet on that catchment rather than a scattergun approach across Noida's sectors.
The entry into Noida itself dates back a few years before this current push. M3M India officially entered the Noida real estate market in November 2022 by acquiring a 13-acre (52,000 sq. m.) land parcel in Sector 94 through a Noida Authority e-auction. Sector 97 is the more logical starting point for a buyer specifically hunting a high-end residential apartment, because it sits within the Expressway residential corridor where the buyer pool, project design and amenity focus skew toward premium family housing. Sector 72, by contrast, answers a different question entirely.
