M3M India has announced the launch of M3M Capital Financial Center (CFC), a landmark Grade A commercial development positioned at the business heart of Smart City Delhi Airport (SCDA), the developer's Luxury Corridor township in Sector 113, Gurugram. The project has been unveiled as the company's next major commercial bet following the successful delivery of M3M IFC on Golf Course Extension Road, which remains Delhi-NCR's most recognised tall commercial tower.

According to the official announcement, M3M Capital Financial Center carries an estimated project investment of ₹600 crore and an expected topline of ₹1,500 crore. Spread across approximately 1.42 acres inside the larger SCDA township, the development is positioned directly opposite Billionaire's Block, described by the developer as the country's largest enclave of branded residences, and is being marketed as India's first premium business address built around this scale of ultra-luxury residential neighbourhood.

Structurally, the tower is planned as a 22-storey building with four basement levels, comprising 165 total units split across 152 premium office spaces, six multiplex units and seven retail units. The design brief calls for intelligent building management systems, technology-enabled infrastructure and efficient mobility solutions aimed at global corporations, Global Capability Centres (GCCs), financial institutions and knowledge-driven enterprises. Construction is scheduled for completion by the end of 2029.

Early occupier interest has already been reported alongside the launch. M3M India itself will house its corporate headquarters across three floors of the tower, while a leading global aviation company is reported to be acquiring approximately 75,000 sq. ft., a sign of early enterprise demand for the address. The project will also be directly linked to M3M Capital Walk, a 1-kilometre retail and hospitality stretch offering cafés, destination dining and curated lifestyle experiences, plus 'The Chamber', an exclusive members' business club for board meetings and executive networking, and a premium two-level cinema.

Location is central to the pitch. Smart City Delhi Airport sits at the very start of the Dwarka Expressway, close to the Delhi border, and the developer highlights connectivity to Aerocity, IGI Airport, South and West Delhi via NH-48, UER-II and the Vasant Kunj Extension corridor. This puts the tower within a short drive of the airport and adjoining hospitality and corporate hubs, a factor that has already made the Dwarka Expressway one of Gurugram's fastest-growing commercial corridors.

The launch fits a broader pattern for M3M in Sector 113, where the developer has also rolled out M3M Capital Walk, a mixed high-street retail, office and multiplex format, and the residential M3M Capital towers built around a 9-hole executive golf course, positioning the sector as an integrated live-work-shop micro-market rather than a single standalone project.

For commercial buyers and enterprises evaluating Grade A office space in NCR, M3M Capital Financial Center adds a new supply option in a corridor that currently has limited large-format institutional-grade stock, alongside established addresses such as M3M IFC in Sector 66. As with any new commercial launch, buyers are advised to verify RERA registration status, payment plans and final unit pricing directly with the developer or through the HARERA portal before booking.
