M3M Sector 113 Land Dispute

The Punjab and Haryana High Court, by April 9, 2025, issued a stay order blocking M3M from transferring ownership claims on the contested plot. The court restrained M3M from creating any third-party rights, sales or fresh bookings on the disputed parcel, directly affecting high-profile projects including M3M Capital Phases 1, 2 and 3 as well as M3M Mansion.

The dispute concerns 31 acres of land at Chauma village in Sector 113, Gurugram. M3M Group has been restrained from creating third-party rights such as sale, booking, or agreement on this land. MGF Developments filed a cheating and land-exchange fraud complaint against M3M valued at around ₹450 crore, alleging that M3M acquired over 31 acres through post-dated cheques that later bounced, yet proceeded to mutate records and seek residential and commercial licences.

A Delhi court has taken cognisance of a chargesheet filed by the Economic Offences Wing (EOW) of Delhi Police against M3M India Pvt Ltd and its top promoters—Basant Bansal, Roop Bansal, and Pankaj Bansal—under Sections 406 (criminal breach of trust), 420 (cheating), 120B (criminal conspiracy), and 34 of the Indian Penal Code.

Existing buyers who had already paid substantial amounts found their projects under a cloud of uncertainty. The stay order stays sales, bookings, and registrations at all affected sites in Sector 113 until MGF's appeal reaches conclusion.

The FIR was filed in March 2022 on the complaint of MGF, followed by a two-year investigation culminating in the chargesheet that included the directors of M3M. The land in question lies within licensed zones of Sector 113, Gurugram, where M3M is reportedly developing multiple residential and commercial projects.
