M3M broadens its luxury real estate footprint from Gurugram into Panipat and Jammu.

That geographic concentration is now changing. M3M has consistently redefined luxury real estate and urban living, crafting iconic landmarks across Gurugram and now expanding into Panipat and Jammu. The move signals a deliberate strategy to carry its high-rise, township-scale playbook into fast-growing tier-2 markets in North India.
In Panipat, the flagship of this expansion is M3M City of Dreams, a large integrated township along the Delhi-Ambala corridor. M3M City of Dreams Panipat stands as a monumental 337-acre self-sustained smart city, engineered to bridge the gap between suburban tranquility and metropolitan infrastructure, representing a strategic shift toward a holistic "Global City" model. The township mixes freehold plots, low-rise floors, and apartments across phases, several of which are already registered with Haryana RERA. Phase 1 is ready under HRERA-PKL-PNP-523-2023, while newer phases include registrations 446-2023 and 688-2025.
Within this township, M3M recently rolled out a new low-rise format. M3M India expanded its residential portfolio in Panipat with the launch of M3M Terraces, a premium low-rise housing offering priced from ₹1.35 crore per floor, introducing 3 BHK luxury floors with private terraces, and the company expects the project to generate a topline of around ₹600 crore with completion targeted by the end of 2027. Industry commentary frames this as part of a natural evolution for large townships. With infrastructure projects such as the Delhi-Panipat RRTS, the proposed Karnal airport and growing industrial clusters nearby, the region is seeing increased interest from end-users and investors, and observers note that as large townships mature, developers often introduce low-rise and niche residential formats. More broadly, the launch highlights how Panipat's residential market is evolving beyond conventional plotted developments and standalone apartments toward master-planned, mixed-format housing communities.
Beyond Panipat, M3M has also entered Jammu, a market it had not previously touched. Jammu, the winter capital of the Union Territory of Jammu & Kashmir, has quietly turned into one of North India's more interesting mid-size property markets, with a real estate story driven less by IT parks and more by pilgrimage tourism, defence establishments, trade, and increasingly education and healthcare infrastructure. M3M's residential entry there, M3M Apartments Jammu, is positioned at the premium end of the local market. The project promises a 7-star living experience, with luxury 2.5-4.5 BHK residences offering mountain views, a 50,000 sq. ft. clubhouse, and smart home features. The developer has also flagged a commercial component in the city, listed as a pre-launch retail development offering shops of roughly 300-2000 sq. ft. and high-street stores in Jammu City.
This geographic diversification fits into M3M's larger growth story. The group's track record includes over 36 delivered projects encompassing 20 million sq. ft., with another 21 projects covering 40 million sq. ft. actively under development. The company has also been publicly recognised for its execution record, having been recently crowned "Trusted Developer of the Year 2025," with projects like M3M The Cullinan winning "Ultra Luxury Property of the Year 2025" at the Times Business Awards.
For homebuyers, the Panipat and Jammu launches offer a meaningfully lower entry ticket than Gurugram's ultra-luxury segment while carrying the same brand promise of amenity-rich, gated development. Panipat buyers get access to NH-44 connectivity and upcoming RRTS-linked appreciation potential, while Jammu buyers get a rare organised, branded luxury option in a market that has traditionally been dominated by smaller local builders. As with any expansion-stage launch, buyers should track phase-wise RERA registrations and construction milestones closely rather than relying solely on marketing collateral.
