M3M commits ₹2,500 crore to fresh land buys, with Noida as the top priority.
Register InterestGurugram-headquartered developer M3M Group has confirmed it will actively bid in upcoming Noida Authority land auctions, marking a formal expansion of its footprint beyond its home turf in Haryana. The announcement came from group promoter Pankaj Bansal, who said the company will continue to acquire land and participate in the upcoming land auctions in Noida.
The Noida push is part of a much larger FY27 capital deployment plan. M3M Group will invest around ₹10,000 crore in FY27 on construction and land acquisition, with ₹7,200 crore going into construction activities and another ₹2,500 crore earmarked for land acquisition this financial year. Bansal also noted that more than 30 million square feet is currently under construction across the group's various projects, underlining the scale at which M3M is now operating.
On the land-buying front, the group has already been active closer to home. The company has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore, and it is this same appetite for land banking that is now being redirected toward Noida. Importantly, the group says this expansion carries no leverage risk — the investment is fully funded through internal accruals, with M3M carrying zero debt.
This isn't M3M's first rodeo in Noida. The developer first entered the market in November 2022, when it secured a 52,000 square metre plot in Sector 94 through an e-auction conducted by the Noida Authority, marking its entry into the Noida market. That land, bought at Rs 827.41 crore through auction, with the total acquisition reaching Rs 1,200 crore including lease rent and registration charges, went on to become M3M The Cullinan — a mixed-use luxury development that is currently under construction and expected to be delivered by April 2028.
M3M returned to the Noida Authority auction table again in early 2025. In that round, M3M India secured a substantial 23,570 square meter plot in Sector 97 for over ₹400 crore, an acquisition that emerged from a Noida Authority commercial land auction where M3M and Max Estates were among the top bidders, collectively securing properties worth over ₹1,500 crore. That Sector 97 land has since been developed into M3M Jacob & Co Residences — India's first branded residential collaboration between the developer and the New York luxury house, positioned as an ultra-premium address along the Noida-Greater Noida Expressway.
Industry analysts tracking Noida's land market see the FY27 move as more than incremental. One independent assessment suggests this move is likely to push Noida land benchmark rates higher in prime sectors (94, 72, 124, 129) over the next 12–24 months, with apartment pricing following at a lag. The broader context matters too: land parcels along the Noida-Greater Noida Expressway and near the upcoming Jewar airport are becoming scarcer and more contested, as established Noida players compete with Gurugram-origin developers moving east.
Beyond Noida, the FY27 blueprint also reflects M3M's broader bet on branded and luxury housing. In January 2026, M3M Group partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR with a total investment of ₹3,500 crore, following its October 2025 tie-up with Jacob & Co for the Noida project. Bansal has said the group has already seen 20 per cent participation from non-resident Indians in its branded projects, and wants branded residences to account for at least 50 per cent of its portfolio, up from the current 30 per cent. Sister entity Smartworld Developers has also joined the Noida rush, having recently expanded its footprint into Noida with a landmark land acquisition in Sector 98 for an upcoming mixed-use development comprising branded residences and high-street retail.
For homebuyers, the implication is straightforward: fresh Noida Authority auctions typically translate into fresh project launches 12-18 months later, and early movers in newly launched sectors near the Noida-Greater Noida Expressway and Jewar Airport corridor have historically captured the steepest price appreciation. Buyers tracking the Noida luxury segment would do well to watch the outcome of the next Noida Authority auction cycle, where M3M has now confirmed it intends to bid.
