Rs 827 crore land deal in Sector 94 signals M3M's formal foray into the Noida
Register InterestGurugram-headquartered M3M India, long known for its dominance in the Gurugram luxury housing and commercial market, made its first formal move into Noida through a large land acquisition in Sector 94. Realty firm M3M India bagged a 13-acre land parcel in Noida through e-auctions and planned to invest around Rs 2,400 crore to develop a mixed-use project, its director Pankaj Bansal said. The parcel, secured through the Noida Authority's e-auction process, gave the developer its first direct foothold in the Noida-Greater Noida corridor after years of concentrated activity in Gurugram.
According to the company, "We have secured a 52,000 square metre plot in Sector 94 through an e-auction conducted by the Noida Authority. We will be entering into the Noida market through this land acquisition," Bansal told PTI. The scale of the outlay was significant: the land was bought at Rs 827.41 crore through auction, with the total acquisition reaching Rs 1,200 crore including lease rent and registration charges.
M3M's plans for the site were ambitious from the start. Real estate firm M3M acquired 13 acres in Noida for Rs 827 crore in an auction, expecting to earn around Rs 5,000 crore with a mixed-use project on the land. The developer framed this as a housing, retail and serviced-apartments format rather than a pure residential play. "We are targeting to launch this mixed-use project, comprising of housing, retail and serviced apartments, in February-March next year," Bansal said. The project was also positioned as a job creator for the region, with Pankaj Bansal, Director, M3M India, stating the project would generate 10,000 direct jobs for people.
The Sector 94 acquisition was not a one-off. Bansal said the company planned to acquire more land parcels in the Noida-Greater Noida market from the authorities as well as private developers and landlords. That intent has played out: M3M has since expanded its Noida footprint well beyond the original Sector 94 site. M3M India acquired a 23,570-square-meter plot in Sector 97, Noida, for Rs 400 crore, marking M3M's third project in the city. Industry trackers note that projects associated with the brand now include M3M The Cullinan in Sector 94 (ultra-luxury residential), M3M The Line in Sector 72 (a mixed-use format combining studio apartments, retail and serviced residences), and newer launches planned for Sector 124 and Sector 129.
The Sector 94 land eventually took shape as M3M The Cullinan, a low-density luxury residential project. It is spread across a staggering 12.858 acres of land with only 374 units, providing a low-density real estate project and about 5.5 acres of green space. The project offers 3 BHK (3,200+ sq. ft.), 4 BHK (4,500+ sq. ft.), and 5 BHK (6,000+ sq. ft.) luxury residences in Noida, and is registered with UP RERA. The expected possession date is 2027 as per the developer.
More recently, M3M has signalled that Noida will remain central to its growth strategy over the next fiscal year. M3M earmarked Rs 2,500 crore for land acquisition in FY27, part of a wider Rs 10,000 crore investment plan that also includes Rs 7,200 crore for construction, with Noida named as a key focus market. Crucially, this expansion is being funded without leverage: the investment is fully funded through internal accruals, with M3M carrying zero debt.
Analysts tracking the Noida market see this sustained land-buying as a structural signal rather than a one-time bet. This move is likely to push Noida land benchmark rates higher in prime sectors including 94, 72, 124 and 129 over the next 12-24 months, with apartment pricing following at a lag. The underlying demand case is tied to infrastructure: the Jewar airport catalyst, expressway connectivity and metro expansion give the underlying infrastructure case real substance, which isn't a speculative land grab without a demand thesis behind it. At the same time, buyers are being cautioned that the same forces that make this attractive, multiple large developers chasing the same handful of sectors, are exactly what create near-term oversupply and entry-price risk.
For homebuyers, the Sector 94 acquisition is a useful marker of how quickly a developer's Noida presence can scale once it commits capital. What began as a single 13-acre auction win in late 2022 has, within a few years, grown into a multi-sector portfolio spanning Sectors 94, 72, 97, and planned entries into 124 and 129 - giving buyers more choice across price points and formats, from ultra-luxury apartments to mixed-use serviced residences.
