M3M-Oravel SUNDAY Hotel: Inside Gurugram's 220-Key Hospitality Deal

M3M India and Oravel Stays, the parent company of OYO Hotels & Homes, signed a Memorandum of Understanding to bring the premium 'SUNDAY' hotel brand to Gurugram. M3M India said it has signed a Memorandum of Understanding (MoU) to launch 'SUNDAY' Hotel in India, and this project will feature 220 keys, spanning 1.69 lakh sq ft of premium hospitality space, located on Southern Peripheral Road (SPR) in Gurugram.

The deal is far bigger than a single property. The initiative is part of a larger partnership to develop luxurious hospitality space across 15 lakh square feet with 1,000 keys across multiple destinations in Gurugram and Noida. M3M's official statement described the SPR asset as a mixed-use offering: "The Hotel cum Residences offering is set to transform and redefine luxury, convenience, and quality, setting new benchmarks in the commercial real estate and hospitality sectors," the company said.

Location is central to the pitch. The hotel is located near the proposed upcoming Cyber City 2 on Southern Peripheral Road (SPR) in Gurugram, making it an attractive option for business travelers and professionals working in the area and meetings and conferences. Some coverage of the MoU placed the specific asset at M3M SkyLoft on New Golf Course Road Extension, underscoring that the SPR corridor and adjoining Golf Course Extension micro-market are where M3M is concentrating its hospitality bets.

Leadership on both sides framed the tie-up as a long-term commitment rather than a one-off project. Sudeep Bhatt, President of M3M India, said "This collaboration is a testament to our shared vision of creating unparalleled commercial spaces that redefine luxury and convenience." On the Oravel side, Aditya Sharma, Business Head at Oravel Stays Pvt Ltd, said, "The SUNDAY Hotel partnership with M3M India allows us to expand our footprint in the luxury segment in metro cities beginning with Gurugram which has emerged as one of the key destinations for social events, domestic tourists and long stay international guests."

The SUNDAY brand itself is relatively new but has scaled quickly. SUNDAY hotels was originally launched in May 2023 through a joint venture between the Softbank Group and Oravel Stays, with the first SUNDAY hotel launched in Jaipur followed by Vadodara and Chandigarh in India and London and Dubai in overseas markets. Design credentials add weight to the Gurugram project: the project's architectural design is led by Mr. Zubin Cooper, CEO of Bentel Associates International.

For homebuyers tracking M3M's broader momentum, this hospitality push sits alongside a heavy residential and mixed-use pipeline. M3M has a completed land bank of 3,000 acres spanning Gurugram, Noida, and Panipat. On the ground, a SUNDAY Hotel & Residences property is already operational on Golf Course Extension Road — a premium all-suite format with 216 duplex suites, a spa, pool, fitness centre, and a 6,000 sq ft ballroom — signalling that M3M's OYO-backed hospitality experiments are moving from MoU to functioning assets rather than staying on paper.
