M3M enters township development with Rs 7,200 crore Gurgaon International City on Dwarka Expressway.
Register InterestGurugram-based developer M3M India has made its first move into large-scale integrated township development, announcing an investment of approximately Rs 7,200 crore to build Gurgaon International City (GIC) on the Dwarka Expressway Link Road. Spread across 150 acres, with the developer indicating the project could eventually expand to nearly 200 acres, the announcement was made in a company statement issued on November 5, 2025.
The scale of the investment places GIC among the more ambitious private township announcements in the National Capital Region in recent years. According to the developer, the project is expected to generate a topline revenue of around Rs 12,000 crore upon completion, and the proposed development, which may eventually expand to nearly 200 acres, will be one of the largest integrated township projects in the region.
Location is central to the pitch. The project's placement along the Dwarka Expressway strengthens its position as part of NCR's emerging innovation and logistics corridor, which is witnessing significant real estate and infrastructure activity. The Dwarka Expressway, an eight-lane elevated corridor connecting Delhi and Gurugram, has over the past few years become one of the most active real estate belts in the NCR, with several developers launching residential and mixed-use projects along its length.
M3M has described GIC's design philosophy as a Live-Work-Unwind model, bringing together residential, commercial, and recreational spaces within one ecosystem. The masterplan includes premium homes, EV hubs, innovation parks, retail zones, and data centres, and the developer has stated its intent to target global corporations, such as Google, Apple, Microsoft and Tesla, that represent the future of innovation and responsible growth. Promoter Pankaj Bansal framed the project in ambitious terms: "With Gurgaon International City (GIC), we are building more than a city—we are shaping the next chapter of India's urban ambition."
On execution, the company has already secured initial regulatory clearances for part of the land. The first phase of the project, spanning 50 acres and already RERA-approved, will include 300 plots, giving early buyers and investors a concrete entry point into the township while the remaining phases move through planning and approvals.
GIC is also being positioned with an environmental angle. The project is planned as a low-emission, clean industry hub, hosting non-polluting industrial units, advanced manufacturing facilities, and technology-driven businesses alongside its residential and retail components — a format that differs from M3M's earlier standalone residential and commercial launches in Gurugram sectors such as 113, 65 and 57.
This is not M3M's first attempt at township-scale development. The company had earlier picked up a 333-acre land parcel from Ambience in Haryana and secured RERA registration for the entire parcel for a separate township project. GIC, however, is being pitched as the company's flagship entry into the integrated township category, backed by a portfolio that the developer says spans 62 projects, including 40 completed developments spanning more than 20 million sq ft, along with recognisable addresses such as the Trump Tower in Gurugram.
For homebuyers and investors, the launch signals both opportunity and the usual caveats that come with large, phased developments. Township approvals, environmental clearances, and RERA compliance for the remaining land parcels will take time, and buyers should track phase-wise RERA registrations before committing. That said, the scale of investment and the corridor's existing momentum on connectivity to Delhi, IGI Airport, and NH-8 make GIC a project worth watching for anyone evaluating the Dwarka Expressway market over the next few years.
