M3M steps outside India, entering Thailand's luxury housing and branded hospitality market.

According to M3M's own project listings, M3M residences provide unmatched access to necessary amenities and activities, regardless of whether they are located in the vibrant city of Bangkok, the tranquil Phuket coastline, or the cultural center of Chiang Mai. The move marks a shift for a developer that built its reputation almost entirely on Delhi-NCR luxury housing.
The design language being marketed for these Thai units leans heavily into the tropical setting. Innovative architectural concepts are a hallmark of the M3M Group, with sleek, contemporary design that complements the tropical setting, open-concept layouts for natural lighting and ventilation, and large glass windows offering views of city skylines or beaches. Sustainability is also part of the pitch: the M3M Group incorporates sustainable methods into its projects per worldwide environmental concerns, including solar panels, rainwater collection, energy-efficient appliances, and green building practices.
Why Thailand, and why now? The listings point to policy tailwinds. By enacting investor-friendly policies like long-term visas and other options for foreigners to buy real estate, Thailand's government has made it easier for international buyers to enter the market. Rental demand is another draw: because of the steady stream of tourists, digital nomads, and expats, rental returns in popular locations are still high. M3M's broader positioning material frames this as portfolio diversification rather than a one-off project. M3M Properties, while primarily operating in India, has expanded its horizons internationally in recent years, with ventures into markets including Thailand representing a strategic move to diversify its portfolio and cater to growing global demand for luxury real estate.
The Thailand play is not standalone — it sits alongside a separate but related branded-hospitality push. In March 2026, M3M India tied up with global hospitality brand ONE Atmosphere for serviced suites, and the partners were explicit about international ambitions. On the international front, the brand plans to expand into select markets across Asia and the Middle East, including Cambodia, Indonesia, Sri Lanka, Thailand, and the UAE, reflecting the growing global appetite for serviced residences that combine comfort, flexibility, and high-quality hospitality standards. That partnership's stated scale is significant: over the next five years, the brand aims to establish approximately 7,500 keys worldwide, positioning itself as a major player in the global serviced living segment.
Domestically, M3M has the balance sheet to support this kind of expansion. Group promoter Pankaj Bansal confirmed M3M Group will invest around ₹10,000 crore in FY27 on construction and land acquisition as part of its expansion plan, and importantly, the company would fund all investments through internal accruals, adding that the M3M Group has zero debt. That debt-free posture gives the group room to test overseas markets without straining its core Gurugram and Noida pipeline, where more than 30 million square feet is under construction across various projects.
Thailand's three target cities each bring a distinct value proposition. Bangkok remains the country's commercial and infrastructure hub — the city's transit network is being aggressively expanded, with the Orange Line MRT progressing ahead of schedule, with the eastern section due by late 2027, alongside a broader 2025–2026 infrastructure development plan that includes 287 projects with a combined budget of more than ฿253 billion. Phuket continues to anchor Thailand's resort and second-home economy, while Chiang Mai offers a slower-paced, culturally rich alternative that is also seeing transit investment, with a light rail system aimed for a 2032 opening spanning 35 km across three lines.
For Indian buyers, the practical takeaway is twofold. First, M3M's Thailand offering is being marketed as ready or near-ready inventory rather than a distant land-banking exercise — listings describe it as a recently opened residential complex with opulent homes with views of ancient ruins, royal courts, and elaborate temples with Buddha sculptures. Second, buyers should treat this as an early-stage, non-RERA overseas listing: cross-verify unit inventory, developer entity, and payment structure directly with M3M or its authorized channel partners before committing, since Thai real estate transactions fall outside India's RERA framework entirely.
Overall, the Thailand move fits a pattern already visible in M3M's domestic strategy — pairing its core residential business with branded and lifestyle tie-ups (Elie Saab, Jacob & Co, and now ONE Atmosphere) to chase premium positioning. Whether Bangkok, Phuket, and Chiang Mai become a meaningful contributor to M3M's book, or remain a smaller branding exercise, will depend on how quickly the developer can convert marketing pages into delivered, verifiable inventory.
