Supply tightens sharply as sales hold firm across the National Capital Region.
Register InterestThe National Capital Region's residential market threw up a striking contradiction in the April-June quarter of 2026: developers pulled back sharply on new project launches, yet buyers kept absorbing homes at a pace that outstripped fresh supply. According to a report by ANAROCK Group, new housing launches across NCR declined 40% year-on-year to 11,205 units in Q2 2026 from 18,760 units in the corresponding quarter last year. Housing sales, by contrast, moderated at a far gentler pace, falling just 6% to 13,365 units from 14,255 units a year earlier.
The divergence between the two numbers is the real story. NCR added 11,205 new units during the quarter but sold 13,365 units, meaning housing sales outpaced new supply additions in Q2 2026, which points to healthier market absorption even in a slower launch environment. Santhosh Kumar, Vice Chairman at ANAROCK Group, noted that demand was clearly stronger than launches in NCR this quarter, a trend that stands out against the pan-India picture where new launches across the top 7 cities actually rose 7% year-on-year to around 1,06,000 units even as sales fell 6% to roughly 90,715 units.
The slowdown in launches was not evenly spread across NCR's micro-markets. Noida and Greater Noida witnessed the steepest correction, with new launches plunging 72% year-on-year to just 2,140 units, while housing sales in that belt declined 20%. Available inventory in Noida-Greater Noida also fell 3% during the quarter, reflecting a shrinking supply pipeline. Kumar described this micro-market as the most notable pressure point in NCR during the quarter, given the scale of both the launch and sales decline.
Gurugram told a different story, continuing to dominate the NCR residential market by recording the highest number of new launches, home sales, and available inventory during the quarter, reinforcing its position as the region's strongest real estate market. In Q2 2026, Gurugram witnessed 5,200 new launches and 5,435 residential sales, though both figures were down modestly on a yearly basis, by 8% and 4% respectively. Ghaziabad, meanwhile, saw the sharpest inventory decline of the quarter at 27% year-on-year, while the Faridabad-Delhi-Bhiwadi cluster recorded a 12% fall in available stock alongside broader declines in both launches and sales.
Despite the sharp pullback in new project launches, unsold inventory across NCR barely moved. Available inventory stood at 89,086 units at the end of Q2 2026, marginally higher than the 89,005 units recorded a year earlier, making NCR the only major market among India's top seven cities to hold near-status-quo inventory levels while unsold stock swelled elsewhere. Nationally, unsold housing inventory across the top seven cities rose 10% annually to more than 6.16 lakh units by the end of June 2026, so NCR's flat inventory line is a notable outlier.
Why the caution on new launches? Anuj Puri, Chairman of ANAROCK Group, has attributed the broader slowdown in buyer sentiment this quarter to persistent uncertainty arising from the West Asia war and the resulting supply chain disruptions, compounded by AI-related uncertainties unsettling hiring in the IT and ITeS sector. Developers responding to this uncertainty appear to have throttled back new supply in NCR specifically, even as many peer markets like MMR and Bengaluru pushed ahead with aggressive launches backed by land parcels acquired in 2025.
For homebuyers actively searching in NCR, the numbers carry a clear signal: fewer new projects are hitting the market, but demand has not cooled nearly as much, and NCR also posted the highest annual price growth of any top-seven city at 13% in this data cycle. That combination of constrained fresh supply, stable inventory, and resilient absorption suggests holding out for the "next launch" carries more risk of price escalation than usual, particularly in high-demand corridors like Gurugram's Golf Course Extension Road and Dwarka Expressway where developers such as M3M continue to bring new luxury and branded-residence formats to market despite the region-wide slowdown in launch volumes.
