Gurugram and Noida post record price gains as infrastructure and demand reshape NCR housing.
Register InterestDelhi-NCR's residential market is showing a clear pattern in 2026: Gurugram and Noida are outperforming almost every other major Indian city on capital appreciation, while managing to keep rental yields moving upward at the same time. According to the latest ANAROCK Research analysis of 11 major housing markets between 2019 and Q2 2026, Noida recorded the highest capital appreciation among the 11 markets analysed, with average capital prices in the city increasing from Rs 4,795 per sq ft in 2019 to Rs 10,780 per sq ft in Q2 2026, marking a 125 per cent rise. At the same time, Noida's rental yield improved from 3.2 per cent to 3.9 per cent, representing a 70 bps increase.
Gurugram was not far behind. Gurugram followed closely, with average capital prices rising from Rs 6,150 per sq ft to Rs 13,350 per sq ft, translating into 117 per cent appreciation, while rental yields in the city also increased from 3.5 per cent to 4.3 per cent, a gain of 80 bps. This dual movement — prices and rents rising together — is unusual for real estate markets, where rising capital values typically squeeze rental yields. Anuj Puri, Chairman of ANAROCK Group, noted that while rents often do not keep pace with capital appreciation, the country's top residential markets are diverging sharply from this trend, with rental growth strong enough to offset the impact of higher capital values.
Broader national numbers confirm the momentum is not slowing. While the national housing market recorded 6% YoY price growth, the continued rise in premium and luxury housing indicates that headline price growth does not fully capture the divergence between individual micro-markets, a trend particularly visible across Delhi-NCR, where infrastructure expansion, improved connectivity and increasing commercial activity are supporting residential demand. Developers active in the region echo this. Manik Malik, President & CEO, BPTP Limited, said the sustained appreciation in residential prices across key markets reflects a structural shift rather than a cyclical upswing, with homebuyers today prioritising locations backed by strong infrastructure, connectivity and social ecosystem.
A fresh policy signal is reinforcing the price story in Gurugram specifically. Haryana's 2026 circle rate revision is pushing government-benchmarked values sharply higher across the city. According to a Square Yards report, Gurugram is likely to see price increases in the range of 15-75 per cent across residential, commercial and industrial units, indicating strong demand and rapid infrastructure-led growth. The hikes are not uniform — key growth corridors such as Dwarka Expressway and Southern Peripheral Road are witnessing hikes of up to 75 per cent, while emerging residential sectors are seeing 30-45 per cent appreciation, in contrast to established locations like Sector 29 recording relatively moderate increases of around 15 per cent, highlighting a maturing and stabilising market. Since circle rates directly affect stamp duty and registration costs, buyers evaluating Dwarka Expressway or Southern Peripheral Road properties should factor in higher transaction costs alongside rising market prices.
Noida and its extended corridors are telling a similar growth story from a different starting point. Over the past five years, the average residential property price in the broader NCR went up by about 81 per cent, while in the same span, the average in Greater Noida shot up by around 98 per cent, from about ₹3,340 per sq ft in Q1 2020 to about ₹6,600 per sq ft by Q1 2026. This has made peripheral Noida corridors — long seen as the more affordable alternative to Gurugram — increasingly competitive on returns, drawing both end-users and investors who feel they may have missed the earlier leg of the Gurugram rally.
What does this mean for someone buying a home in 2026? First, waiting for a price correction across Gurugram or Noida looks unlikely to pay off given the structural demand drivers — job creation, metro and expressway expansion, and the Noida International Airport — that analysts point to as durable rather than cyclical. Second, location within the city matters more than ever: corridors seeing the steepest circle rate hikes, like Dwarka Expressway, are also the ones commanding the highest buyer interest, which suggests continued appreciation but also higher entry costs. Third, rising rental yields alongside capital values mean NCR homes are increasingly being bought as dual-income assets rather than pure appreciation plays, a shift worth considering when comparing a ready-to-move unit against an under-construction one.
For buyers evaluating options today, the practical takeaway is to treat 2026 pricing as a new baseline rather than a peak. Developers with an established delivery track record and projects positioned along high-growth corridors — Dwarka Expressway in Gurugram, or Sector 97 and the Noida-Greater Noida Expressway belt — are best placed to capture the next leg of this rally, making project selection as important as timing the market.
