Jewar Airport takes flight, turning the Yamuna Expressway into NCR's next high-growth corridor.

Prime Minister Narendra Modi inaugurated Phase-1 of the airport, developed at a total investment of around 11,200 crore rupees. Commercial operations began at the Noida International Airport from June 15, 2026. Designed as a sustainable, net-zero emissions facility, it is among the largest greenfield airport projects in India.
The airport's arrival is already showing up in price data. It is projected that the prices of plots are to increase by around 28 per cent and apartments by 22 per cent in the next two years. Property values have significantly gone up along the Yamuna Expressway as investors anticipated the airport's completion. Consultants tracking the corridor say the trend is structural rather than speculative. The inauguration of Noida International Airport is set to significantly reshape the real estate landscape across NCR, especially along the Yamuna Expressway, marking a structural shift that turns the corridor into a high-growth zone.
Infrastructure is catching up fast. A new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for the project, estimated at Rs 4,000 crore. On the transit side, the Yamuna Expressway Industrial Development Authority is preparing two metro lines - one offering exclusive connectivity between Greater Noida and Jewar Airport, and the other connecting residential and rural areas along the Yamuna Expressway.
Office and commercial demand is following the residential upswing. Property consultancy Colliers India expects Noida to record annual office leasing of 2 to 3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. Industry voices are calling it one of the region's most consequential infrastructure milestones. Sikka Group's Managing Director, Harvinder Sikka, described the opening of Noida International Airport as "one of the most transformational infrastructure developments witnessed by NCR in recent decades."
Historical precedent supports the optimism. Gurgaon is the most cited example in the Indian context — before the Indira Gandhi International Airport became a major hub, Gurgaon was a distant suburb, and today it is one of India's most premium residential and commercial markets. Now that Noida has its own airport, it stands at par with Gurugram, which has long enjoyed the advantage of proximity to an international airport.
For developers active on this belt, the shift changes the investment calculus. M3M, which has built its NCR portfolio around expressway and infrastructure-led corridors, has a pre-launch residential development positioned directly on this growth axis. The project sits within the same YEIDA-planned metro and expressway network that is expected to link Greater Noida to the airport.
Caution is still warranted on timelines. Full economic impact will depend on how quickly air services, last-mile connectivity, and complementary urban infrastructure mature over the next five to ten years. That said, early movers are positioning ahead of the curve. Buyers who enter the market now position themselves ahead of that maturity curve.
For homebuyers evaluating NCR right now, the message from the market is consistent: airport-led corridors reward early entry, but due diligence on RERA registration, developer track record, and actual construction progress remains essential before committing capital along the Yamuna Expressway belt.
