Jewar Airport Now Open: What It Means for NCR

Noida International Airport in Jewar opened for commercial operations on Monday, with IndiGo becoming the first airline to launch domestic service. The long-awaited milestone—arriving after multiple delays since 2024—marks a pivotal moment for Delhi-NCR's second major airport and the broader regional real estate market.

Flights began on 15 June 2026 with domestic operations, with IndiGo as the first airline. Cities like Bengaluru, Mumbai, Hyderabad, and Lucknow were connected in the first phase. Daily Hyderabad ↔ Noida ↔ Amritsar service also began on June 15. Major airlines, including IndiGo, are operating non-stop domestic flights to Mumbai, Bengaluru, Hyderabad, Chennai, Ahmedabad, Goa, Jaipur, Lucknow, and Kolkata, with international connectivity to the UAE, Southeast Asia, and Europe planned in subsequent phases.

Fares on opening week reflected strong demand. As of June 16, IndiGo fares on the Noida-Bengaluru route started at Rs 16,519, with tickets for June 17 priced between Rs 18,447 and Rs 27,910. Direct flights to about 10 major Indian cities began within 45 days to two months after the inauguration, once airlines finalized schedules and regulators approved routes.

Connectivity improvements are transformative. The 165-km, 6-lane Yamuna Expressway is the primary link to Delhi, Noida, Greater Noida, Mathura, and Agra, with travel times from Delhi (DND Flyway entry) at approximately 70–80 minutes and from Noida Sector 18 at approximately 55 minutes. A 32 km high-speed expressway will allow people to reach Jewar Airport from Faridabad in just 20 minutes, and will improve connectivity for South Delhi, Faridabad, Gurugram, and other NCR areas. The Delhi Metro Rail Corporation has included a metro corridor connecting Greater Noida to the Jewar Airport zone in its planning roadmap, and once operational, the metro link will cut travel time from central Delhi to Jewar to under 60 minutes.

Property prices have responded decisively. The start of commercial operations at the Noida International Airport in Jewar is expected to provide a fresh boost to the region's real estate market, with experts projecting property prices to rise 15-20% annually over the next four to five years. Apartment prices have nearly tripled between 2020 and 2025, while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Plots near Jewar Airport as of June 2026 range from ₹13,500 to ₹55,000 per square metre, depending on the zone, land use classification, and proximity to the terminal.

Industry sentiment emphasizes infrastructure-driven fundamentals. According to the Founder and Chairman of Womeki Group, predictions of a broad-based decline in real estate prices due to the operationalisation of Jewar Airport are not supported by the fundamentals of the market, as major infrastructure assets such as international airports typically act as economic growth engines, attracting industries, logistics hubs, commercial investments, and residential demand. Experts believe the launch of Jewar Airport is not the peak of the real estate cycle but the beginning of a more structured growth phase, and the airport is expected to act as a long-term catalyst, driving demand for housing, offices, retail, and logistics rather than triggering a one-time price spike.
