Sectors 94, 98, 124, 128 and 150 rewrite Noida's skyline as branded, ultra-luxury homes take

Noida is becoming a hub for ultra-luxury residential real estate, attracting global brands and affluent buyers to micro-markets like Sector 94, 98, 124, 128, and 150, with projects such as Trump Towers Noida and M3M The Cullinan setting new luxury standards. The scale of this shift shows up directly in price data.
According to industry trackers, Delhi-NCR recorded the highest annual price appreciation among India's top seven cities in 2025, with average residential prices rising around 24% year-on-year, and cumulative price growth across NCR crossing 80% over five years, with Greater Noida and Noida emerging as standout performers. Much of that momentum is tied to a single catalyst. The Noida International Airport has emerged as one of the biggest transformation drivers, and per a SquareYards report, apartment prices near the airport corridor have nearly tripled over the past five years, while plot values have risen by an average of 1.5x.
The luxury segment specifically has outpaced the broader market. A CBRE-ASSOCHAM report found India's luxury housing segment saw 85% year-on-year growth in the first half of 2025, with nearly 7,000 high-end units sold across top cities, and Delhi-NCR leading with roughly 4,000 luxury units — a threefold annualised increase, accounting for 57% of the total luxury segment. Separately, a JLL report showed a 9% jump in sales for luxury homes priced Rs 5 crore and above in Delhi-NCR in the first half of 2025, with 5,168 units sold.
Each of the five sectors is playing a distinct role in this map. Sector 94 has become ground zero for high-rise ultra-luxury, anchored by projects like Trump Towers in Sector 94, covering 13 acres with two G+45 towers positioned as Noida's most desirable residential address. M3M's own flagship here, M3M The Cullinan, sits on the same stretch offering 3, 4 and 5 BHK residences with golf-course and skyline views. Sector 98, directly adjacent, is emerging as a mixed-use corridor — a premium residential and commercial hub along the Noida-Greater Noida Expressway, offering connectivity to commercial hubs like HCL, Samsung and Adobe, retail malls, reputed schools and top healthcare facilities, with direct access to the NGN Expressway and Mahamaya Flyover.
Sector 124 has positioned itself around river-view, ultra-low-density living, with projects offering private lifts and expansive layouts. Sector 128, meanwhile, has matured into one of Noida's most established luxury addresses. Sector 128 is a major residential and commercial hub in Noida, favoured by investors for its proximity to the 6-lane Noida Expressway and nearby corporate and academic hubs. Sector 150 rounds out the belt as the greenest of the five. Along the Noida-Greater Noida Expressway, Sector 150 combines luxury with sustainability, offering extensive green spaces and premium homes, with 80% of the area dedicated to greenery, the 42-acre Shaheed Bhagat Singh Park, and a sports city with a 9-hole golf course.
Developers are responding to this shift with branded and specialist tie-ups rather than generic towers. M3M itself has taken this route with M3M Jacob & Co Residences in Sector 97 — India's first-ever branded residential project, developed through a collaboration between M3M India and Jacob & Co., the globally acclaimed New York-based luxury watch and jewellery brand, setting a new benchmark for ultra-luxury living in the NCR. The project is spread across approximately 6 acres, rising across 4 grand towers of G+34 floors and offering 258 exclusive residences, making it one of the least dense luxury projects in Noida.
Industry voices confirm this is a structural shift, not a short-term spike. Yukti Nagpal, Director, Gulshan Group, notes that luxury housing in Noida and Greater Noida is undergoing a significant evolution where aspiration is increasingly shaped by quality of living rather than just value appreciation, with buyers far more conscious of wellness-led planning, privacy, sustainable design and curated amenities. Similarly, Amit Modi, Director, County Group, points out that the infrastructure evolution across Noida-Greater Noida — the airport, expressway network and metro connectivity — has strengthened buyer confidence, with stronger participation from end-users and HNIs who view premium residential assets as long-term wealth creators rather than short-term speculative investments.
For homebuyers evaluating this corridor, the takeaway is straightforward: Sectors 94, 98, 124, 128 and 150 are no longer emerging bets — they are Noida's established luxury spine, backed by expressway access, greenery mandates, and a growing roster of branded developments from M3M and its peers.
