The Yamuna Expressway Industrial Development Authority has launched its residential plot scheme for 2026, offering 973 plots of various sizes near the newly inaugurated Noida International Airport in Jewar. Applications opened on April 6, 2026, and the response confirmed what brokers along the expressway had been predicting for months — genuine, large-scale demand for authority-allotted land close to an operational airport.
The scheme spans plot sizes of 162, 183, 184, 200, 223 and 290 sq mtr across Sector-15C, Sector-18, and Sector-24A, Yamuna Expressway Area, with a total of 973 vacant plots at a premium base rate of ₹36,260 per sq mtr. That base rate was itself a mid-scheme revision — the final allotment rate was revised upward from the initially indicated ₹35,000 per sq m to ₹36,260 per sq m, following a board-approved price revision ahead of the draw. Registration amounts, calculated as 10 percent of plot value, worked out to roughly ₹5.87 lakh for the smallest 162 sq m plot and up to ₹10.51 lakh for the largest, per official figures.
Location matters within the scheme itself. Sector 15C is closest to the airport, Sector 18 has existing infrastructure, and Sector 24A sits near the proposed International Film City. Sector 18, being the most road- and utility-ready of the three, is expected to see faster construction activity once possession begins, while 15C carries the strongest long-term airport-proximity premium.
On the process side, YEIDA kept the digital-first format it has used for previous schemes. Applications opened on April 6, 2026, and had to be submitted online via the official YEIDA website, with an application fee of ₹600 payable through the online payment gateway. The registration process required 10% of the plot's premium as the registration fee, with successful applicants getting 60 days to pay the remaining amount, extendable by 30 days, and plots leased for 90 years from the date of the lease deed. Plots facing parks, corners, green belts or wide roads attract a preferential location charge, capped so that the maximum PLC is not more than 15% of the premium for any single plot.
Demand for the scheme outstripped every expectation the authority had set. YEIDA conducted a lottery for its 2026 residential plot scheme in Sector 18, receiving over 54,000 applications for 973 plots, with results available on the official website. The computerised draw itself was a public event — the lottery was conducted using computerized methods on June 18 at the India Expo Centre & Mart located in Greater Noida, with the process being streamed online. Unsuccessful applicants were assured a straightforward exit: in case an applicant was not chosen in the selection process, the entire registration fee will be refunded.
The scheme's timing is no accident. The Noida International Airport at Jewar became commercially operational on 15th June, 2026, and the authority is also spending more than ₹11,000 crore for infrastructure projects in the present financial year alone. That capital push is deliberate — during its 89th Board meeting, YEIDA allotted ₹11,829 crore towards FY 2026-27. Land values in the vicinity have already responded: average prices for plots and land in Jewar have already increased by 50 percent in the last five years, with current rates clocking around Rs 1,600 per sq ft.
For homebuyers and investors who missed RPS-10, the takeaway is less about this specific draw and more about the corridor it sits in. Private developers are already positioning projects along the same stretch — M3M's own upcoming Yamuna Expressway development sits close to this belt, with the region benefiting from two metro lines being prepared by YEIDA — one offering exclusive connectivity between Greater Noida and the Jewar Airport, and the other connecting residential and rural areas along the Yamuna Expressway. Authority plots like RPS-10 typically appreciate slower in the short term but track infrastructure milestones closely, meaning the real value unlock for this scheme will likely play out over the next construction cycle rather than immediately.
