Why top developers are racing to stake claims on Noida's busiest growth corridor.

The expressway itself is a 24.53 km, six-lane road connecting Sector 16A near the Mahamaya Flyover in Noida to Pari Chowk in Greater Noida, built by the Greater Noida Industrial Development Authority. It runs through some of the most in-demand residential and commercial sectors in the region, and every new metro line or flyover added along its length appears to translate directly into higher land values.
The price data backs up the buzz. According to consultancy Anarock, average housing prices on the Noida Expressway rose to ₹8,400 per sq ft, up from ₹5,075 per sq ft, a 66% jump over five years, with 2 BHK average rates climbing from roughly ₹4,800 to ₹7,900 per sq ft over the same period. Separately, 99acres data shows flat rates in the Noida-Greater Noida Expressway micro-market moved 12% in the last one year, 69.2% over three years, and 146.9% over five years. Whichever dataset you look at, the trajectory is consistently upward, though recent quarters have shown some cooling, with SquareYards reporting the Noida Expressway micro-market easing slightly to around ₹12,650 per sq ft in June 2026 after a period of rapid gains.
Infrastructure is the single biggest reason developers keep returning to this stretch. The Noida International Airport at Jewar, upcoming metro extensions on the Aqua Line, and a proposed elevated corridor over the expressway are all cited by analysts as catalysts that could sustain double-digit annual appreciation. Industry estimates from brokerage InvestoXpert peg future annual price appreciation along this corridor at 10-15%, driven by metro expansion, the Jewar Airport, and continued commercial growth. Corporate occupiers have already made their bets: Infosys, Sify Technologies, Barclays, HCL, and Wipro all maintain operations in Noida sectors close to the expressway, and that employment base keeps residential and commercial demand steady.
M3M's entry into this market follows a familiar playbook from its Gurugram portfolio: acquire strategic corridor-facing land, build low-density luxury product, and pair it with retail or mixed-use components. The developer's flagship residential project on this stretch, M3M The Cullinan in Sector 94, spans 13 acres with 374 units across 3, 4 and 5 BHK configurations, designed by Singapore-based DP Architects, with 3 BHK units starting around ₹8.04 crore and possession slated for April 2028. On the commercial side, M3M Jewel Crest Avenue in Sector 97 occupies roughly 6 acres directly on the expressway frontage, offering high-street retail and F&B space with entry prices starting near ₹29,000 per sq ft, alongside M3M The Line, a mixed commercial-residential project in Sector 72.
M3M is far from alone in this rush. Market trackers note that in a single quarter of 2026, several of India's largest developers announced major Noida commitments, including Max Estates, which acquired a 10.33-acre parcel in Sector 105 for ₹711 crore to build a project with a projected gross development value of ₹3,000 crore. Analysts point to a straightforward supply constraint: there are simply no large land parcels left in central Noida or the prime expressway sectors, which mechanically supports further price appreciation as demand keeps outpacing new supply.
For homebuyers, this means two things. First, entry prices along the expressway remain lower than equivalent product in central Noida or Gurugram, even as the corridor's long-term growth story strengthens. Second, the window for pre-launch pricing on new corridor projects is narrowing quickly as more branded developers commit capital. Buyers evaluating this market should weigh possession timelines, RERA registration status, and specific sector-level catalysts like metro connectivity or proximity to established corporate parks rather than treating the entire expressway as a single uniform bet.
The broader Noida market backdrop supports this corridor's momentum. Citywide, flats and plots now range from roughly ₹7,950 to ₹14,500 per sq ft, with popular sectors including 74, 150, 94 and Noida Extension recording 10-24% annual growth. Greater Noida, the corridor's southern anchor, has seen an even sharper climb, with average prices up nearly 98% over the last five years according to NoBroker data. That combination of infrastructure delivery, corporate demand, and constrained land supply is precisely why M3M and its peers continue to treat the Noida-Greater Noida Expressway as a priority corridor rather than a side bet.
