M3M launches Capital Financial Center in Gurugram

M3M India has launched M3M Capital Financial Center (CFC), a Grade A commercial development in Sector 113, Gurugram. The project is positioned within the Smart City Delhi Airport Luxury Corridor, along Dwarka Expressway. M3M plans an investment of Rs 600 crore in the development, with an expected topline of Rs 1,500 crore.

The project occupies 1.42 acres and is planned as a 22-storey tower with four basement levels. Its 165 units comprise 152 office spaces, six multiplex units and seven retail units. M3M describes the office offering as lockable spaces, with listed office sizes ranging from 2,200 to 5,000 sq ft. A typical office floor plate is approximately 22,500 sq ft and is designed without columns, with reported space efficiency of nearly 65%.

A leading global aviation company is expected to take approximately 75,000 sq ft, while M3M India plans to occupy three floors for its corporate headquarters. The project is also designed to serve Global Capability Centres, multinational companies, financial institutions and other knowledge-based businesses.

The commercial development is integrated with the one-kilometre M3M Capital Walk, planned as a high-street retail destination with shops, restaurants and lifestyle offerings. Project features include a members-only business club, conference facilities and technology-enabled building management. Listed building provisions include central air conditioning, high-speed elevators, multi-level parking, power backup and security systems.

CFC is located directly off Dwarka Expressway (NH-248BB), with road connections towards IGI Airport, Aerocity, South Delhi, West Delhi and Gurugram. The Yashobhoomi Metro station is described as a five-minute drive away, while the location also connects to Dwarka Sector 21 Metro station. The site sits near the Delhi–Gurugram border.

M3M has been active in Gurugram’s residential and commercial property markets since its 2007 founding. Its commercial portfolio includes M3M IFC in Sector 66 and M3M Urbana in Gurugram. Capital Financial Center adds a dedicated business destination to its Sector 113 development activity, with the company highlighting its office floor plates, retail integration and access to Dwarka Expressway.
