M3M India and its group firm Smartworld Developers have formally launched Signature Residences by ELIE SAAB, marking the Lebanese haute couture house's entry into the Indian real estate market. M3M India and Smartworld Developers have brought ELIE SAAB to India with Signature Residences in Gurugram and Noida, fusing couture design, Italian craftsmanship, and landmark settings. The Gurugram address sits within a tightly curated precinct that the developer has branded as an exclusive residential zone. The residences are located in Sector 111 within the Smart City Delhi Airport, inside what is called The Billionaire's Block, a carefully curated 170-acre enclave designed to host a select group of globally renowned branded residences.
The Gurugram project is deliberately small in scale and large in size per unit. Signature Residences by ELIE SAAB in Gurugram will comprise just 300 homes, all four-bedroom residences with layouts ranging from 4,200 to 4,650 square feet. According to the developer, approximately 300 premium ultra-luxury apartments will be developed along the Dwarka Expressway, with a total investment of around ₹2,000 crore, the project is expected to generate a topline of nearly ₹4,700 crore with a built-up area of about 1.3 million sq ft in a G+25 structure, and apartments will be priced at around ₹37,000 per sq ft with starting prices of ₹15 crore.
Design is central to the pitch. Every common space and several in-home elements have been shaped directly by the fashion house rather than licensed generically. All the common areas are fully furnished by ELIE SAAB, with pieces designed in creative collaboration between ELIE SAAB and Carlo Colombo, developed under license by Corporate Brand A++ Group and crafted in Italy, forming the grammar of the space rather than decorative afterthoughts. Independent listings corroborate the finishing standard, describing contemporary designs inspired by the fashion world, including large windows, a prominent glass exterior, perforated backlit crests developed in Italy, and ceiling heights of 12 feet, with Italian marble flooring, German modular kitchens, and large wrap-around balconies with glazed railing.
The Gurugram launch was announced alongside a sister project in Noida, underscoring how the developer is treating this as a pan-NCR branded-residences push. The launch also introduced a major luxury residential development in Sector 98, Noida, whose defining highlight is an uninterrupted golf course view, a feature that remains exceptionally rare in Noida's residential landscape. That project is structured differently from Gurugram's single-format approach: its Luxury Wing comprises 200 residences offering 3 and 4 BHK layouts from 2,850 to 3,810 square feet, while the Smart Wing includes 480 units of 1 and 2-BHK apartments, creating a broader entry point into the Elie Saab-branded living experience.
Speaking at the launch, the group's promoter framed the tie-up as part of a broader strategy rather than a one-off. Pankaj Bansal, Promoter, M3M India and Founder, Smartworld Developers, said the collaboration with ELIE SAAB represents an important step in the company's vision to create residential developments defined by design integrity, quality, and long-term relevance. He also disclosed project-level financials on record, noting that the investment for the Gurugram branded residences would be around Rs 2,000 crore while the topline would be Rs 4,700 crore.
This is not M3M's first branded residence bet, and the developer has been explicit about why it keeps returning to the format. Elie Saab marks M3M's third tie-up for branded residences after partnerships with Trump Towers and Jacob & Co, with Bansal noting that branded residences give the company an edge in terms of selling faster. He pointed to prior momentum as evidence, recalling that the second Trump Tower in Gurgaon was sold out in 5 hours. For ELIE SAAB itself, the Indian entry is part of a wider global expansion into residential branding. ELIE SAAB Jr, Vice Chairman & CEO of ELIE SAAB Group, noted that the brand entered real estate in 2019 with its first project in Dubai and has since delivered over 25 branded residential projects worldwide.
Location remains a core part of the sales pitch for buyers evaluating the project. Located conveniently on the Dwarka Expressway, M3M Elie Saab Sector 111 offers exceptional connectivity to Delhi, IGI Airport and Gurugram's finest business districts. The wider township context adds scale to the individual project: Smart City Delhi Airport is M3M's visionary 250-acre integrated township offering a perfect ecosystem of luxury residences, premium office spaces, high-street retail, hospitality, and entertainment within a walkable, sustainable environment. On timelines, third-party trackers currently list the project as under construction, with possession expected to begin from February 2032 and estimated completion between 2030 and September 2032. Prospective buyers should treat pricing and configuration details as indicative until confirmed directly with M3M, since figures across sales channels for starting price and per-square-foot rates vary between roughly ₹10 crore and ₹15 crore depending on the source and stage of booking.
