M3M and Smartworld Launch Rs 25,000 Crore Big Billion Property Sale Across Gurugram, Noida and Panipat

M3M India and Smartworld Developers have rolled out the third edition of their joint Big Billion Property Sale, and this time the numbers are bigger than ever. Following sales of over Rs 10,000 crore across its first two editions, the third edition brings a total inventory of Rs 25,000 crore across Gurugram, Noida and Panipat. The platform has evolved into a large-scale, transaction-focused real estate marketplace, bringing curated inventory, structured financial offerings and end-to-end support under one roof.

What sets this edition apart is the shift from a plain property expo to an integrated transaction platform. This year the event introduces an integrated Buy-Sell-Lease model, enabling customers to sell existing properties, upgrade to new assets or explore leasing opportunities across residential, retail and commercial categories. The sale is being held city-wise rather than as a single mega-event, with the Noida chapter running from February 21-22, 2026, and the flagship Gurugram edition from February 27 to March 1, 2026, spread across a physical inventory book covering more than 75 residential, commercial and mixed-use developments.

Track record matters in an event of this scale. The first edition featured Rs 10,000 crore worth of inventory and recorded approximately Rs 4,000 crore in sales in just three days. The second edition scaled up to Rs 15,000 crore inventory and reported over Rs 6,000 crore in sales, with more than 15,000 walk-ins during the event. That momentum is the backdrop for this year's larger Rs 25,000 crore push.

Ashish Jerath, President of Sales and Marketing at Smartworld Developers, pointed to the sheer size of the current edition compared to earlier ones, noting that it has been planned at a significantly larger scale with three times the projects, momentum and reach.

At the core of the sale is a mechanism called Assure 2.0, built around the idea of "Buy From Us, Sell To Us." Existing M3M and Smartworld owners can exit current holdings at pre-fixed benchmark rates and redirect that capital into newer, higher-value inventory within the same portfolio, without paying brokerage or transfer charges. As an illustration circulating in sale documentation, a unit originally bought at around Rs 18,000 per sq ft can be exited at roughly Rs 20,000 per sq ft, with the released capital redeployed into branded residences priced closer to Rs 37,000 per sq ft. Specific buy-back grids have also been published for live projects — for instance, M3M Altitude units are being quoted an assured exit of Rs 24,000-24,500 per sq ft depending on facing, while Trump Tower-65 owners are being offered around Rs 35,000 per sq ft.

For first-time buyers, entry into the sale is structured around a 20 percent booking model, with the balance staggered across construction milestones, plus 20 months of free maintenance and a free first ownership transfer on new bookings. Select projects in Gurugram International City reportedly bring the entry threshold down to 10 percent. On the commercial side, the sale is being pitched around fully leased, operating assets rather than future leasing promises — projects such as M3M Route 65 and M3M Jewel are cited as already housing operational retail brands, with rental structures quoted at around 12 percent for select commercial units.

Inventory on offer spans a wide price band. Entry-level ticket sizes in the sale start at roughly Rs 1.76 crore, while the top end includes globally branded residences such as M3M Residences by Elie Saab, Trump Towers in Gurugram and Noida, and M3M Jacob & Co Residences in Noida.
