Register InterestM3M India and Smartworld Developers have jointly launched the third edition of their Big Billion Property Sale, internally called Big Billion 3.0, and it is the largest yet. Following ₹10,000 crore in historic sales across its first two editions, the third and largest iteration of the Big Billion Property Sale is now live, bringing unprecedented opportunities to the NCR market, with a massive total inventory of ₹25,000 crore spread across Gurugram, Noida, and Panipat, showcasing over 75+ premium developments.
The scale jump is not marginal. The first edition featured Rs. 10,000 crore worth of inventory and recorded approximately Rs. 4,000 crore in sales in just three days. The second edition scaled up to Rs. 15,000 crore inventory and reported over Rs. 6,000 crore in sales, with more than 15,000 walk-ins during the event. With this track record, the third edition has nearly doubled its inventory base while adding new transaction mechanics.
The standout feature this year is the shift from a discount-led exhibition to a structured marketplace. Organised by M3M India and Smartworld Developers, the platform has evolved into a large-scale, transaction-focused real estate marketplace, bringing curated inventory, structured financial offerings and end-to-end support under one roof. This year, the event introduces an integrated Buy. Sell. Lease. Model, enabling customers to sell existing properties, upgrade to new assets or explore leasing opportunities across residential, retail and commercial categories.
Commenting on the launch, Robin Mangla, President of M3M India, said the format now "marks the evolution of the Big Billion Property Sale into India's most powerful real estate marketplace," said Robin Mangla, President - M3M India. The sale is being run as a two-city calendar to manage buyer volumes. The sale calendar is split by city to avoid buyer fatigue, with the event held across two primary locations: Noida on February 21 and 22 at The Mayfair Grand, and Gurugram from February 27 to March 1 at Orana Conventions. A prelude event, the GIC Home Fest, was also held on February 7-8 in Gurgaon International City ahead of the main dates, according to M3M's own reporting on the sale.
Inventory spans a wide price band. Entry-level residential inventory in the Big Billion Sale 2026 starts at approximately Rs 1.76 crore, while branded ultra-luxury residences such as Trump Towers and M3M Jacob & Co Residences sit at the top end of the price spectrum. On the commercial side, the developer is leaning on operational proof rather than projections; M3M has previously highlighted that flagship retail assets like M3M Route 65 and M3M Jewel already host major brands, lending credibility to leasing-linked offers within the sale.
A new residential launch has also been folded into the event calendar. Forestia Phase 2, also listed as M3M Forestia East, is the newly launched second phase within the 150-acre GIC Manesar township, offering 3.5 BHK apartments across six towers with around 872 units, positioned as the residential anchor of Pocket B. This gives the Big Billion Sale a fresh new-launch anchor alongside its inventory-clearance and buy-back proposition, called Assure 2.0, which lets existing owners exit current holdings and redeploy capital into newer projects within the same M3M-Smartworld portfolio.
For homebuyers, the practical takeaway is straightforward: verify RERA registration for any specific unit before committing, since the sale spans multiple projects across two states with separate regulatory portals (HRERA for Gurugram, UP RERA for Noida). With over 75 projects, ticket sizes from roughly Rs 1.76 crore to ultra-luxury branded homes, and a structured buy-sell-lease framework, the 2026 edition positions itself less as a festive discount event and more as a liquidity window for NCR's real estate market heading into the new financial year.
